A floorplan that responds to growing families, with features to match a modern lifestyle, explains why the Yarra 33 by Porter Davis consistently gets a big thumbs-up from buyers.
The home includes three leisure areas – a lounge room, family room and rumpus room – and their smart positioning on the floorplan allows everyone to stay connected while making sure the spaces can still be zoned for specific activities.
Porter Davis interior designer Koraly Fasone said the openness of the living areas was particularly appealing.
“The multiple living areas are great for entertaining and relaxing,” Ms Fasone pointed out.
A timber-lined ceiling architecturally defines the family room and dining space within the open-plan area and complements other timber design elements, such as built-in joinery.
“The timber ceiling creates an added sense of warmth in this space and also draws your eye up to appreciate the room’s height,” Ms Fasone said.
An island bench with storage to the front and back, and an extension at one end, is Ms Fasone’s favourite part of the kitchen.
The bench extension provides an informal meals space in the hub of the home.
“It’s a winner for family living and is great for entertaining and everyday dining,” Ms Fasone said.
“It allows extra seating close to the kitchen for those working from home or completing school homework and also provides a comfortable place for guests to sit and talk to you while you’re cooking up a storm in the kitchen.”
A galley kitchen with an open pantry flows off the main kitchen’s work area and forms a convenient second food-preparation space.
Corner sliding stacker doors have been used to connect the meals area and family room with a large covered alfresco zone.
“This style of door helps to create a fluid connection between the internal and external living areas,” Ms Fasone explained.
There’s also a sliding door from the rumpus room to the alfresco area.
On the bedroom front, three kids’ bedrooms, plus a bathroom and a laundry, are grouped along a passage off the main living zone.
The main bedroom is found at the front of the house. Apart from enjoying an extra level of privacy, this parents’ retreat has two walk-in wardrobes and a double-vanity ensuite with an oversized shower.
The Yarra 33 is ideally suited to a block that’s 16m wide x 32m deep, and is available in a choice of seven facades.
